What Is a Non-QM Loan?
A Non-QM loan, or non-qualified mortgage, is a mortgage that does not meet one or more Qualified Mortgage criteria. Depending on the program, it may offer alternative ways to document income or a different loan structure. Borrowers still need to meet the lender’s qualification requirements.
“Non-qualified” describes the loan’s classification, not an unqualified borrower. Qualified Mortgages follow specific standards covering loan features, pricing, fees and underwriting. Non-QM financing provides another category of options to evaluate when those standards do not fit the proposed loan.
Three Things to Understand
-
Alternative Documentation
Some programs use bank statements or other accepted records to evaluate income. The documentation approach depends on the lender and loan program.
-
Qualification Still Applies
Non-QM does not mean automatic approval. Lenders assess the borrower and property under the selected program’s eligibility requirements.
-
Repayment Ability Matters
For consumer mortgages covered by the ability-to-repay rule, lenders must assess whether the borrower can repay the loan, including when it is Non-QM.
When Might a Non-QM Mortgage Be Worth Exploring?
Non-QM loan options may be worth reviewing when a standard mortgage program cannot accommodate how your finances are documented or how the loan needs to be structured. These situations can help identify what deserves a closer look.
-
Your Tax Returns Don’t Tell the Whole Story
Business deductions or uneven earnings can create a gap between current cash flow and the income used in a mortgage application. For qualifying self-employed borrowers, bank statement loans may offer another way to document income.
-
Your Financial Picture Has Several Parts
A combination of business earnings, retirement income or substantial financial assets may require a more detailed review. The question is whether a lender can evaluate those resources under an appropriate program.
-
A Previous Application Reached an Obstacle
If an application stalled, understanding the reason helps guide the next step. A lender-specific restriction may leave other options to explore, while an affordability concern may require a change in the borrowing plan.
-
The Proposed Loan Needs a Different Structure
Sometimes the issue involves the requested loan features or repayment structure. A broker can help review whether an available Non-QM program addresses that need and explain the trade-offs involved.
How Income Can Be Documented for a Non-QM Loan
Some Non-QM programs accept alternative income documentation or consider eligible financial assets when evaluating a borrower. The appropriate approach depends on how you earn income, the records available and the selected lender’s guidelines.
-
Deposit History
Bank Statements
For qualifying self-employed borrowers, certain programs use personal or business bank statements to evaluate income. The lender reviews eligible deposits and applies the program’s calculation rules, including any required adjustments for business expenses.

Earnings & Business Records
Other Income Records
Depending on the program, records such as 1099 forms or a profit-and-loss statement may help document earnings. Ask which documents are accepted, who must prepare them and whether additional records are needed to support the income calculation.
-
Resources Beyond Earnings
Financial Assets
Certain programs may consider eligible financial assets as part of qualification. Account statements help document those resources, but the lender determines which assets qualify and how they are evaluated under the program’s rules.
The Records and the Calculation Both Matter
Deposits and account balances do not automatically count as qualifying income. SV Mortgage Group can help identify which documentation an available program requires and explain how the lender will evaluate it.
Non-QM Loan Requirements: What Lenders Review
Beyond income documentation, Non-QM loan requirements generally involve your credit, available funds, existing obligations and the property being financed. Here are four areas to discuss when reviewing your options.
-
01
Credit History
Lenders review your credit score, payment history and significant credit events. Minimum requirements vary by program.
-
02
Down Payment, Equity & Reserves
The review includes your purchase funds or refinance equity, plus any eligible funds the program requires you to have remaining after closing.
-
03
Debts & Repayment Ability
Lenders evaluate existing obligations and the proposed mortgage payment using the selected program’s qualification rules.
-
04
Property & Occupancy
The property’s type, value, condition and intended use help determine which programs are available for your purchase or refinance.
Requirements Depend on the Program
There is no single minimum credit score or down payment for every Non-QM loan. SV Mortgage Group can help identify the requirements that apply to your property and financial situation.
Understanding Non-QM Mortgage Rates & Costs
Non-QM mortgage rates depend on the borrower, property, documentation approach and loan structure. When comparing offers, look at the upfront charges and repayment terms alongside the interest rate to understand how each option fits your budget and plans.
| Cost to Review | What It Means | What to Ask |
|---|---|---|
| Interest Rate & APR |
What It Means
The interest rate determines the interest charged. Annual percentage rate, or APR, also reflects certain loan fees, providing a broader measure of borrowing cost. |
What to Ask
Does this rate include discount points, and what is the APR? |
| Points & Lender Fees |
What It Means
Discount points are upfront charges paid for a lower interest rate. Other origination charges also affect your Non-QM closing costs and should be compared separately. |
What to Ask
What are the itemized lender charges, and is there an option without discount points? |
| Payment Structure |
What It Means
An adjustable rate or an interest-only period can change future payments. Review the payment schedule and budget for taxes and insurance as well. |
What to Ask
Can my payment increase, when could that happen, and does the initial payment reduce principal? |
| Prepayment Terms |
What It Means
Consumer Non-QM mortgages covered by the federal ability-to-repay rule cannot include prepayment penalties. Business-purpose loans can follow different rules, so confirm the terms in writing. |
What to Ask
What do my loan documents say about extra principal payments or paying off the loan early? |
Compare quotes on the same basis. Use the same loan amount, loan term and payment structure, and check whether each rate is locked. SV Mortgage Group can help you review the differences between available offers.
How Non-QM Fits With Other Mortgage Options
Choosing a mortgage starts with how you plan to use the property and which qualification approach fits your finances. Reviewing the available options can help you determine whether Non-QM financing addresses a specific need.
Conventional & Government-Backed Loans
First, consider whether a conforming conventional loan or an eligible government-backed program can meet your needs. Being self-employed or having several income sources does not automatically mean you need a Non-QM mortgage.
Non-QM Mortgage Options
When standard program guidelines do not accommodate your situation, an available Non-QM option may offer another approach. Identify the specific issue it solves, then compare the proposed terms with any other financing you qualify for.
Financing for Rental Properties
For an investment property, DSCR financing may be worth exploring when qualification centers on rental income relative to the property’s debt payments. This approach has its own borrower and property requirements and is intended for investment use.
Explore DSCR Loans for Rental PropertiesA note on terminology: Conventional means a mortgage is not government-backed; Non-QM describes its Qualified Mortgage classification. These terms can overlap, so compare the actual program guidelines and loan terms.

More Questions About Non-QM Loans
Considering a larger mortgage, accessing equity or preparing to apply? These answers cover additional details that can help you plan your next step.
No. Jumbo describes a mortgage that exceeds the applicable conforming loan limit. Non-QM describes a mortgage that does not meet one or more Qualified Mortgage criteria. A jumbo loan can be either QM or Non-QM.
A larger loan amount alone does not determine its QM status. Ask which jumbo programs fit your situation and how their qualification guidelines and loan features differ.
Some Non-QM programs allow cash-out refinancing for qualifying borrowers. This generally replaces an existing mortgage with a larger loan, with proceeds remaining after the existing debt and transaction costs are paid.
Available cash depends on the property’s value, existing liens and the program’s limits. Tell us when you purchased the property and how you plan to use the proceeds so we can check any ownership, loan seasoning or use-of-funds requirements.
Underwriting is the lender’s review of your application and supporting information against the selected program’s guidelines. The underwriter may request explanations, updated records or additional property information before making a final decision.
A conditional approval means specified items still need to be resolved. Ask which conditions remain and whether they involve you, the property or another party so you understand what must happen before closing.
Start by discussing your scenario with SV Mortgage Group or completing our secure loan application. You do not need to select a specific Non-QM program before contacting us.
After an initial review, we can help identify available options and explain which supporting documents are needed. Use the designated secure application or document-upload process for sensitive financial records.
The Non-QM label alone does not tell you whether a loan is suitable or affordable. These mortgages are not automatically unregulated: lenders must still assess repayment ability for consumer mortgages covered by the federal ability-to-repay rule.
Consider whether you can manage the payments under the actual loan terms, including any future changes. Avoid relying on a hoped-for refinance or increase in property value to make the loan workable. Like other mortgages, failure to repay can put the property at risk.
